Built to drain

New EIFS in Milton, built to drain

New commercial construction in Milton is selective. Much of the city is zoned to stay rural, so the projects that do get built, whether a mixed-use building in Crabapple, a professional office on the Highway 9 side or an addition to an existing center, tend to be designed carefully and expected to look right for a long time. EIFS fits that well: it holds crisp profiles, adds continuous insulation and takes almost any color.

The part that makes it last is out of sight. We install drainable EIFS over a fluid-applied or sheet weather barrier on glass-mat sheathing, with drainage channels behind the foam, flashing at every window head and sill, and a starter track that lets water out at the base. Joints are sized for movement and sealed with materials the manufacturer approves.

On re-clads, we remove the old cladding, inspect and replace sheathing where needed, and build the new system with the same care. Foam bands, quoins, cornices and other architectural profiles are shaped and wrapped so their tops shed water instead of holding it.

What goes into the wall

Every layer of a commercial EIFS facade

Each layer has a job. Skip one and the facade leaks, cracks at the openings or fails at its edges.

Weather-resistive barrier

A liquid-applied or sheet barrier over the sheathing, lapped into window, storefront and roof flashing, is the facade’s real waterproofing.

The layer that keeps it dry

Drainage & adhesive

Insulation board is set in vertical ribbons of adhesive so water behind the foam drains down and out at the base of the wall.

A path out for water

Insulation board

Foam board fitted tight, staggered at corners, rasped flat and kept clear of grade, sidewalks and paving.

Continuous insulation

Mesh & base coat

Reinforcing mesh fully embedded in the base coat, with diagonal patches at openings and heavier impact mesh at entrances and ground-floor walls.

Strength where traffic hits

Sealant joints & terminations

Expansion joints at floor lines and sealant with backer rod where EIFS meets windows, storefronts, copings and other cladding.

Joints planned, not added

Cornices, bands & profiles

Foam cornices, banding, window surrounds and parapet caps shaped and coated as part of the same system, with sloped tops.

Which cladding?

Choosing EIFS or hard coat stucco

Both can deliver the same look, but they are built differently. Drainable EIFS is lighter, adds continuous insulation outside the framing and makes cornices, bands and architectural shapes easy to form in foam. Hard coat stucco is harder at the surface and stands up better to carts, bikes and vehicles at ground level. Many commercial buildings use both: hard coat or impact-reinforced EIFS at the base and standard EIFS above.

We walk owners, architects and general contractors through the trade-offs, including how the wall meets windows, storefronts, roofs and other cladding such as fiber cement. If three-coat stucco is the better fit for part of the building, we install that too.

Our process

How a commercial EIFS installation comes together

Schedules depend on wall area, access, weather and cure time between coats. We set the sequence with you or your general contractor before mobilizing.

Review & sequence

We review drawings and the specified system, flag flashing and joint details that need answers, and sequence our work with the window, storefront and roofing trades.

  • Details reviewed early
  • Trade sequencing set
  • Access planned by elevation

Barrier, flashing & board

We check the sheathing, apply the weather-resistive barrier, flash openings and roof lines, then set insulation board in drainable adhesive and rasp it flat.

  • Sheathing checked first
  • Kick-outs at roof lines
  • Foam kept above grade

Base, finish & seal

Mesh is embedded in the base coat, the finish goes on in continuous sections, and sealant joints are installed at every termination.

  • Openings reinforced
  • Finish without lap lines
  • Sealant with backer rod

Bidding a project or planning a re-clad?

Bring us in before the walls are closed up. Flashing, joint and window details are easiest and cheapest to get right on paper.

New EIFS in Milton

Designing EIFS for Milton's look

In much of Milton, how a new building looks is part of the approval. That shapes the EIFS details we install.

Milton's character, with its farm fences, stone and village-scale storefronts, carries into what new commercial buildings are expected to look like, especially in Crabapple. EIFS is often used there to create the trim, bands and textured finishes that suit that style, alongside brick, stone or fiber cement. We work from the approved drawings and color schedule, and we raise questions about water-shedding at profiles early, before they are built into the wall.

Check with the City of Milton about design requirements for your site before materials and colors are finalized.

Profiles & trim

Foam bands, cornices and window surrounds shaped to the drawings and sloped to shed water.

Mixed materials

Clean, flashed transitions where EIFS meets stone, brick, fiber cement or storefront.

Sample panels

Mockups of color and texture for owner, architect and city review before full installation.

Questions & answers

EIFS installation questions in Milton

What developers, architects and contractors ask before an EIFS project in Milton.

Is EIFS allowed on new buildings in Milton?
Material rules depend on the zoning and any design standards for the site, and Crabapple has its own. Check with the City of Milton for your project; we build to the approved drawings and materials list.
Who handles the permit for new EIFS work in Milton?
On new construction, the general contractor or owner usually holds the building permit with the City of Milton. We provide submittals and product data for the EIFS scope as needed.
Why drainable EIFS instead of barrier EIFS?
Drainable EIFS has a weather barrier and drainage path behind the foam, so water that gets past a joint or window can escape. Barrier EIFS relies entirely on the outer surface and sealants staying perfect.
Can EIFS match stone or brick elsewhere on the building?
EIFS can be finished in textures and colors that complement other materials, and we prepare sample panels for approval. Where EIFS meets stone or brick, we flash and seal the transition.
Can you install EIFS in cold or hot weather?
EIFS materials have temperature limits for application and curing. We schedule around them and protect fresh work when needed, and build that into the schedule we give you.
How is EIFS installation priced?
By wall area, the number of openings, the amount of foam trim and profiles, the weather barrier specified and access. We quote from drawings or a site walk, in writing.
