Built to drain

Hard coat stucco, done in the right order

Traditional hard coat stucco suits the village-style storefronts and mixed-use buildings that give Crabapple its character, and it is a durable choice anywhere in Milton where an owner wants a solid, impact-resistant wall. It is also unforgiving of shortcuts. Almost every hard coat failure we repair traces back to the layers under the finish.

So our installations start behind the stucco. Two layers of weather-resistive barrier are lapped shingle-style so water runs down and out. Window and door openings are flashed head, jamb and sill before lath goes on. Metal lath is furred off the wall so the scratch coat keys in properly. Control joints break large panels into sections that can move without cracking, and a weep screed at the base sits clear of grade and paving so the wall can drain.

The scratch and brown coats are cured before the next coat goes on, and the finish coat is applied in the color and texture the architect specified. On mixed-use buildings, we coordinate with the storefront, roofing and sealant trades so the joints between them are detailed, not improvised.

What goes into the wall

Every layer of a commercial stucco wall

A finished three-coat wall is a little under an inch thick, but it is built from six separate parts. Skip one and the others cannot make up for it.

Weather-resistive barrier

Barrier lapped top over bottom, so water that gets past the stucco runs down and out instead of into the sheathing.

Lapped like shingles

Metal lath

Self-furred lath fastened into the framing and held off the barrier, so the scratch coat wraps around it and locks in.

Fastened to framing

Weep screed & casing beads

A weep screed at the base lets water drain out; casing beads finish the edges at windows and storefronts with room for sealant.

Clear of grade & paving

Control & expansion joints

Joints break long elevations into panels and isolate floor lines, so building movement shows up at the joint instead of as random cracking.

Laid out before lath

Flashing & kick-outs

Head flashing over openings, parapet and coping details and kick-outs at roof-to-wall lines go in with the barrier, where they can be lapped correctly.

Where most leaks start

Three coats, properly cured

Scratch, brown and finish coats applied in sequence, with base coats kept damp and given time to cure before the next goes on.

No rushing the cure
Which project?

New buildings, additions and re-clads

On new construction we coordinate with the general contractor, framer, window and storefront installers and roofer so barrier and flashing go in in the right order. On an addition, the new wall has to tie into the existing stucco without a visible seam, which means matching texture and planning a joint where old meets new.

A re-clad is the biggest job, and on an occupied building it is planned elevation by elevation: the failed cladding comes off, we inspect and replace damaged sheathing, then install a complete new system before moving on. If the existing stucco is sound and the goal is a new look, a recoat or color change may be all the building needs.

Our process

How a commercial stucco wall is built

Three-coat stucco takes time because each coat has to cure. Much of the schedule is curing, not labor, and that time is what makes the wall last.

Review & prepare

We review drawings and joint layout, check the sheathing, install the weather barrier from the bottom up and integrate it with window, storefront and roof flashing.

  • Joint layout confirmed
  • Barrier lapped correctly
  • Kick-outs installed

Lath & accessories

Weep screed, casing beads, corner aids and control and expansion joints go on with the lath, fastened into the framing and laid out to suit each elevation.

  • Screed set above grade
  • Joints laid out by panel
  • Lath fastened to framing

Three coats & cure

The scratch coat is scored and kept damp, the brown coat is floated flat and allowed to cure, then the finish coat sets the specified texture and color.

  • Base coats moist-cured
  • Cure time between coats
  • Finish to the spec

Bidding new construction or a re-clad?

Bring us in before the windows go in. Flashing, barrier and joint details are easiest to get right early.

Stucco in Milton

Building stucco for Milton's red clay and rain

Site conditions around Milton affect how a stucco wall should be detailed at the bottom and at the top.

Many Milton commercial sites are graded out of sloping, wooded land with Georgia red clay, and walls end up stepping down hills, meeting retaining walls or sitting near planted beds. Those are exactly the places where weep screeds get buried and stucco wicks moisture from soil. We set screeds and terminations with the final grade, paving and landscape plan in mind, and keep the base of the wall above what will be there after the landscapers leave.

Stepped walls

Screeds and terminations planned for walls that follow sloping Milton sites.

Clearance at grade

Base of wall held above paving, mulch and soil so the system can drain.

Cure time

Each coat cured properly between applications, scheduled around weather and other trades.

Questions & answers

Stucco installation questions from Milton

What owners and contractors ask before a hard coat stucco project in Milton.

Does hard coat stucco suit Milton's design standards?
Stucco is often compatible with village-style architecture, but material and color rules depend on the site, and Crabapple has its own standards. Check with the City of Milton during design.
Who pulls the permit for a new stucco building in Milton?
On new construction, the general contractor or owner typically holds the permit with the City of Milton. We supply product information and coordinate our inspections and schedule with theirs.
How long does commercial stucco installation take?
It depends on wall area, access and weather. Each of the three coats needs time to cure before the next, so we give you a sequenced schedule rather than a single number.
Will new stucco crack?
Hairline cracks can occur in cement stucco. Properly placed control joints, correct lath installation and proper curing keep cracking minor and away from the places water can use it.
Can you install stucco over an existing facade?
Sometimes, depending on the substrate and how it is attached. In many cases removing the old cladding and installing a new weather barrier is the better long-term choice. We evaluate it on site.
How is stucco installation priced?
By wall area, openings, height and access, accessories such as control joints and trim, and the finish specified. We quote in writing from drawings or a site walk.
