The envelope trade on your schedule

A cladding sub that plans around your schedule

Building in Milton means meeting a high bar for appearance on sites that are often tight, sloped or wooded, with neighbors who pay attention. For a general contractor, the cladding package needs to look right, pass inspection and finish on time without holding up storefront, roofing or landscaping.

We bid from plans and specifications and flag water-management questions early: window flashing sequence, parapet and roof-to-wall details, transitions to stone or brick, and where control and expansion joints should fall. Before the finish starts, we can build a mockup panel for the owner and architect to approve.

On site, our crews install the weather barrier, lath or EIFS, accessories and finish in the order the details require, and coordinate with the framer, window installer and roofer so flashings lap correctly. Each coat is given its cure time, and the finish is applied in conditions the manufacturer allows. When we hand off, the joints are ready for sealant and the wall is documented for your closeout.

Choosing the system

Hard coat or EIFS for your project

Most commercial projects are specified for either three-coat portland cement stucco or a drainable EIFS, and some use both on different elevations. Hard coat stucco is a dense, impact-resistant cement finish built over a weather barrier, lath and weep screed. EIFS adds a layer of insulation board behind a reinforced base coat and finish, and makes larger foam profiles and cornices practical.

Whichever system is specified, the parts that decide whether the wall stays dry are the same: a continuous weather barrier, flashing at windows, parapets and roof-to-wall transitions, control or expansion joints where the design calls for them, and sealant at every termination. When we review your documents, we point out details that conflict with the system manufacturer’s requirements so they can be resolved before the bid is final, not during construction.

Building in Milton

What's different about building in Milton

Milton grows slowly and on purpose. The commercial projects that do get built come with a few local realities.

Most new commercial work in and around Milton lands in Crabapple, along the Highway 9 and Deerfield side near Windward, and at the edges of the city where it meets Alpharetta, Roswell and the fast-growing parts of Forsyth County. Sites are frequently wooded and sloped, so walls step with grade and staging has to fit around preserved trees. Design expectations are high, and the city's requirements can shape materials and colors. We plan logistics and details for those conditions from the bid stage onward.

Bids & submittals

Pricing from drawings, product data and mockups for owner, architect and city review.

Trade sequencing

Flashing and cladding coordinated with windows, roofing and sealant crews.

Tight, sloped sites

Staging and scaffolding planned around grade changes and preserved trees.

Questions & answers

New construction questions for Milton projects

What GCs and developers ask before awarding a stucco or EIFS package in Milton.

Do you bid new commercial projects in Milton?
Yes. Send plans, specifications and the bid date. We price the stucco and EIFS scope in writing and note any details that need clarification.
Who coordinates inspections with the City of Milton?
The permit holder, usually the general contractor, schedules building inspections with the City of Milton. We coordinate our work so the wall is ready at each inspection point.
Do Crabapple projects have special material requirements?
Crabapple has its own design standards that can affect materials, colors and detailing. Check with the City of Milton during design; we build to the approved drawings and can prepare mockups for review.
Do you provide submittals and mockups?
Yes. We provide product data and can build mockup panels so color, texture and details are approved before the finish goes on the building.
Who is responsible for window and roof-to-wall flashing?
That should be settled in the contract. We define flashing responsibilities in our proposal and coordinate with the window installer and roofer so laps are correct either way.
Should the project use hard coat stucco or EIFS?
Each has strengths. Hard coat is more impact-resistant; EIFS adds continuous insulation and makes profiles easier. We can discuss the trade-offs for your building during design.
