Restoring the EIFS Milton was built with

When the retail centers, office buildings and outparcels along Milton's Highway 9 side were going up, EIFS was a popular choice for commercial cladding: light, insulating, and easy to shape into towers, cornices and bands. Some of that EIFS was installed as a barrier system, with no drainage plane behind the foam, and some as a drainable system. From the parking lot you cannot tell which you have.

That difference drives the repair. On drainable EIFS in sound condition, restoration is usually joint replacement, crack and impact repair with the manufacturer's base coat and mesh, and a fresh finish or coating. On barrier EIFS, we pay close attention to every termination, window and penetration, because any water that gets in has no way out.

We never patch EIFS with cement stucco. It is a different, stiffer material and the repair cracks at the edges. Where moisture readings show wet sheathing, we cut out the affected area, replace the board, and rebuild the foam, base coat, mesh and finish so it ties into the surrounding system. Where a whole elevation is failing, we discuss a drainable conversion with you.

What we restore

EIFS & Dryvit restoration in Milton

Most EIFS problems come down to water at the edges or damage to a soft face. The scope depends on whether the substrate behind is still dry.

Wet substrate repair

Wet sections are cut out, damaged sheathing replaced with glass-mat gypsum board, and the wall rebuilt with new board, mesh, base coat and finish.

Dry substrate first

Joint & sealant renewal

Failed sealant at windows, storefronts and panel joints is replaced with backer rod and an EIFS-compatible sealant against a sound edge.

The first line of defense

Facade recoats

A new finish coat over sound EIFS renews color and texture across an entire elevation or building without removing the system.

Recoat or color change

Barrier to drainable conversion

Failing barrier EIFS is removed and replaced with a drainable system over a weather barrier, elevation by elevation if needed.

A wall that can drain

Impact damage

Dents and punctures at entrances, loading areas and ground-floor corners are cut back, rebuilt with heavier mesh where needed and blended in.

Soft face, solid repair

Below-grade foam & termites

Foam board run into soil or under pavement gives termites a hidden path. We cut it back above grade and repair damaged framing.

Repair, recoat or convert?

Choosing the right EIFS scope

If moisture readings are low and damage is local, section repairs with new sealant joints and a matched finish are usually the right answer. If the facade has been patched many times or faded unevenly, a recoat across the elevation gives a uniform look and helps a dated building show better to tenants and prospects.

When barrier EIFS shows wet readings in many places, repairing spot by spot often just moves the problem. Converting to a drainable system, or to hard coat stucco or fiber cement on some elevations, can be the better long-term choice. We explain the options with readings and photos in front of you, separate urgent work from what can be phased, and document any change in scope for your approval before we proceed.

Our process

How an EIFS restoration runs

Restorations run elevation by elevation, so tenants and residents keep their entrances, parking and daily routine.

Identify & survey

We confirm whether the facade is barrier or drainable EIFS and take moisture readings to find the edges of any wet area on each elevation.

  • System identified
  • Readings mapped by elevation
  • Photo documentation

Remove & rebuild

Damaged EIFS and wet sheathing come out. New sheathing, weather barrier and insulation board go in, with flashing corrected at the leak.

  • Wet sheathing replaced
  • Flashing corrected
  • Foam kept above grade

Mesh, coat & finish

Base coat and reinforcing mesh are lapped into the existing wall, joints are sealed, and the finish is matched or the elevation recoated.

  • Mesh lapped into old work
  • Compatible materials
  • Matched finish

Not sure if the building is EIFS or stucco?

EIFS sounds hollow and feels softer than cement stucco when tapped. We confirm it on the first site walk.

EIFS in Milton

EIFS on Milton's retail and office corridors

Shaped foam profiles and smooth EIFS facades are common on Milton's newer commercial buildings. They age in predictable ways.

On the Windward side of Milton, towers, sign bands and foam cornices give retail centers and office buildings their look. Those projections are also where EIFS fails first: flat tops collect water, sign fasteners puncture the lamina, and joints at the base of towers open up. Lower down, landscape irrigation and woodpeckers, common with Milton's tree cover, leave holes that let water reach the foam. We check all of it on the site walk.

Towers & cornices

Foam profiles with flat or under-sloped tops, re-wrapped and recoated so they shed water.

Woodpecker & pest damage

Holes in the lamina near tree lines, repaired with matching mesh, base coat and finish.

Joint failures

Sealant at EIFS joints and terminations replaced with sealant compatible with the system.

Questions & answers

EIFS and Dryvit questions from Milton

What Milton owners and managers ask about their EIFS facades.

How can we tell if our Milton building has EIFS or stucco?
EIFS sounds hollow when tapped and feels slightly soft at corners; hard coat stucco is rigid. We confirm the system and whether it is barrier or drainable during the site walk, since it changes the repair.
Is Dryvit the same as EIFS?
Dryvit is a manufacturer of EIFS, and many people use the name for any EIFS facade. We repair Dryvit and other systems with materials compatible with what is on the wall.
Can EIFS be repaired, or does it have to come off?
Most EIFS can be repaired and recoated where the sheathing behind it is dry. Wet areas are cut out and rebuilt. Full removal is only needed when damage is widespread, and a moisture survey tells you which case you are in.
Our building is in Crabapple. Can we change the trim or color during restoration?
Physically, yes. Because Crabapple has its own design standards, check with the City of Milton before changing profiles, materials or colors. Like-for-like restoration is the simplest path.
Do we need a permit to restore EIFS in Milton?
A recoat or joint replacement is usually maintenance. Replacing sheathing or large areas of cladding may require a permit, so check with the City of Milton's building department for your scope.
How is EIFS restoration priced?
By the area being repaired or recoated, the amount of wet substrate, joint lengths, foam profiles and access. You get a written, itemized quote by elevation.
